Letter to Condo Board & Mangement 12/30/23

 To the Philadelphian Owners Association Board of Directors and Management:

This evening, 12/30/23 6pm, I fell asleep in the living room while watching TV.

An hour later, I awoke coughing, wheezing with my apartment filled with smoke, necessitating use of a prescription inhaler.

  1.  Other than issuing a 3rd fine letter, what specific action has been taken since 12/5/23 when the occupant had been caught for the 3rd time? 

    Management has photos of the occupant’s effort to conceal the smoking including new weather stripping around the hallway door,  use of an elevated platform on the range so the ashtray would be closer to the microwave vent,  an air cleaner, and “draft-dodger” to prevent smoke from escaping from the bottom of the hallway door.

  2.  Specifically:  when has the POA attorney sent a letter to the occupant?

  3. Other than sending a 3rd fine letter, what specific actions has The Board or Management taken to address this ongoing FIRE and HEALTH hazard?

  4. Please suggest specific recommendations to mitigate my risk of a more serious breathing emergency from smoke entering my unit.
